Every HVAC owner has been told that service agreements are the fix for a slow shoulder season. That part is true. What nobody explains is that “service agreement software” means two completely different products depending on whether you run residential or commercial work — and buying the wrong one is how shops end up tracking renewals in a spreadsheet anyway.
This guide sorts the platforms by that split first, then by price. Every figure below was read off the vendor pricing page on August 16, 2026. Where a vendor does not publish a price, we say so instead of guessing.
The distinction that decides your shortlist
ServiceTitan draws this line explicitly in its own documentation: memberships are the residential product — prebuilt maintenance packages sold to homeowners, usually with a materials or diagnostic discount attached — while service agreements are the commercial product, built around specific equipment at specific sites with defined tasking and coverage. That matters because most residential FSM platforms can sell a homeowner a two-visit-a-year plan and bill the card monthly. Far fewer can hold an equipment list per site, price an agreement off a parts-and-labor model to hit a margin target, and drive renewals off that.
Ask yourself one question before you look at any pricing page: does my agreement attach to a customer, or to a piece of equipment? Customer means residential tools. Equipment means commercial tools.
What the software actually has to do
- Hold the plan as an object, not as a recurring calendar entry. If it is only a repeating visit, nothing tells you the agreement is expiring.
- Bill on its own schedule. Monthly card billing for residential memberships; annual or milestone invoicing for commercial.
- Flag renewals before they lapse, with enough lead time to get a tech in the door.
- Auto-generate the visits that the agreement owes the customer, so unscheduled obligations show up on a list instead of in someone memory.
- Report deferred revenue — money collected but not yet earned. This is the piece owners underestimate, and it is an accounting problem, not a scheduling one.
Housecall Pro — the straightest path for residential shops
Housecall Pro is the one platform here that puts service agreements on the front of the box. It runs a dedicated Service Agreement Software feature, covering recurring service plans, automated visit generation, customer-facing perks, and payment collection against the plan.

Fit: residential HVAC, roughly 2 to 15 techs, selling homeowner maintenance plans. Skip it if your agreements attach to rooftop units at commercial sites — you will fight the data model.

ServiceTitan — the only one that does both, at a price it will not show you
ServiceTitan runs memberships and service agreements as separate products inside one platform, which is why larger shops running both residential and commercial books tend to land here. It handles agreement proposals, renewals, deferred revenue, and recurring service generation.
Pricing: ServiceTitan publishes four plan names on its pricing page — Starter, Essentials, The Works, and Enterprise — and no dollar figures at any tier, verified 2026-08-19. Every number you find elsewhere online is a third-party estimate or a leaked quote. Budget for a sales call and an implementation fee, and get the renewal terms in writing.
Fit: shops past roughly 10 to 15 techs, especially mixed residential and commercial. Skip it if you are under about 8 techs — the platform will run you rather than the other way round, and you will pay for capability you cannot staff.

Jobber — recurring work, but not a true agreement object
Be clear about what you are buying. Jobber does recurring jobs properly: a repeating visit schedule, bulk visit generation, and the option to invoice per visit or at a fixed price per billing period. For a two-visit-a-year maintenance plan, that is genuinely most of the job.
What we could not find is a dedicated membership or agreement record — Jobber publishes no service-agreement feature page. That is our reading based on the absence of one, not a statement from Jobber. Practically it means renewal tracking and deferred revenue are your process, not the software.
Pricing, read live 2026-08-19 on getjobber.com/pricing. Jobber prices by team-size band, not per seat, and the page shows a different number depending on which band and billing toggle you have selected — so quote it carefully:
- Just me (1 user): Core $49/mo, Connect $139/mo, Grow $199/mo. Billed annually those become $29, $99 and $149/mo.
- 2–5 people (5 users included), read live 2026-08-19: Connect $199/mo, Grow $299/mo, Plus $499/mo month-to-month; on a 1-year commitment those become $149, $229 and $399/mo. Jobber was running an introductory promotion at that reading (“Save up to 40%,” advertised as ending Aug 31) discounting the first 3 months month-to-month and the first 12 months annually — the figures above are the standard rates the promotion reverts to, taken from each plan card’s own “then $X/mo” line. The 6–10, 11–15 and 16-or-more bands price higher again; check the band that matches your crew before you budget.
QuickBooks Online sync starts at Connect, which matters if you want agreement revenue landing in your books without rekeying.
Fit: solo through about 5 techs, residential, where the plan is simple and you will chase renewals yourself. Skip it if you are selling more than a couple of dozen agreements — manual renewal tracking stops scaling fast.
ServiceTrade — commercial-only, and we earn nothing on it
If your agreements cover rooftop units, chillers, and multi-site portfolios, the residential tools above are the wrong shape. ServiceTrade is built specifically for commercial mechanical contractors: equipment inventory per site, agreement pricing models that calculate off parts, labor and tasking templates to hit a target margin, and opportunity tracking from site survey through signed agreement.
Pricing: not published. ServiceTrade sells three suites — Select, Premium, and Enterprise — and quotes based on team size. Expect a sales process.
We have no affiliate relationship with ServiceTrade. It is here because for commercial HVAC service agreements it is the best fit on this list, and leaving it out to protect a commission would make this guide useless to exactly the readers who need it most.

Why some platforms are not on this list
We checked several other field service platforms and left them out because we could not confirm a dedicated service-agreement or membership module on the vendor own site as of 2026-08-16. Some of those vendors are affiliate partners of ours. Being a partner does not buy a slot in a guide about a feature we cannot verify they have. If that changes, we will update this page and date the change.
Software will not fix a badly priced agreement
The most common failure we see is not a software failure. It is shops selling a $199/year maintenance plan that obligates two visits, then discovering that two truck rolls plus filters costs more than $199 to deliver. The agreement then loses money on every renewal, and better renewal tracking just loses it faster.
Before you configure anything, price the plan against your real cost per hour in the field — loaded labor, vehicle, overhead, and non-billable time. Frequently asked questions
Do I need dedicated service agreement software, or will my FSM platform do?
Under roughly 25 active agreements, a recurring-job schedule and a calendar reminder genuinely works. Past that, renewals start slipping through and you want the agreement to exist as its own record.
What is deferred revenue and why does it keep coming up?
If a customer pays $240 up front for a year of coverage, you have not earned $240 — you have earned it as you deliver the visits. Platforms that track this keep your books honest. Platforms that do not will flatter your revenue and surprise your accountant.
Residential or commercial — can one platform really not do both?
ServiceTitan does both, which is a real part of why it costs what it costs. Most other platforms pick a lane.
